A career in Commercial Energy Assessment

The energy efficiency rating is a measure of the overall efficiency of a building. The higher the rating the more energy efficient the building is and the lower the fuel bills will be.

The environmental impact rating is a measure of a home's impact on the environment in terms of carbon dioxide (CO 2) emissions. The higher the rating the less impact it has on the environment.

Once you have qualified as a Commercial Energy Assessor you can either start your own Energy Assessment business and source your own work, be employed by a Commercial Property Agent or potentially work on a self-employed basis with an EPC panel management company such as EAC’s associated company Energy Assessments Direct.

After successful completion of your training and accreditation you will be invited to join Energy Assessments Direct and potentially be provided with assessments on a self-employed basis. Energy Assessments Direct aims to gain a share of the national energy assessment market providing Commercial Agents, Commercial Landlords, Estate Agents, Conveyancing Professionals, Solicitors, HIPs Providers, New Home Builders, Local Authorities, Private Landlords, Housing Associations and Home Owners with best trained, Multi-Skilled Energy Assessors in the industry. Due to EAC’s demanding selection process and training program, only Energy Assessors trained with EAC are invited to join Energy Assessments Direct.

Commercial Energy Assessor’s Potential Income

Because of the wide range of commercial property that falls within the capabilities of a Level 3 qualified Commercial Energy Assessor it is impossible to set a standard fee for each EPC. The work needed to carry out the data collection and entry into the SBEM software to produce the EPC means each commission will be different. To produce the EPC on an average Level 3 domestic scale commercial building will potentially take between 10 and 20 hours, (this will vary depending upon the Assessors experience and ability) at a conservative hourly rate of £30 per hour this would result in an average fee of £300-£600 per EPC. A minimum of two EPC’s each week, with an average fee income of £400 would generate a gross fee income of £800 per week or £41,600 per year. Operating costs are likely to be minimal and consist mainly of travel costs.
